Abstract:
The subject of this research is the development of the concept of segmentation in the housing market and emergence of approaches towards segmentation. The object of is the term “segmentation” and approaches towards this method. The author examines the historical development of this concept, as well as the criteria for segmentation of commodities. Description is given to the methods of segmentation in the marketing sphere. The author determines the methods used for segmentation of real estate objects, as well as the variants of structurization and segmentation of the real estate market. The advantages of market segmentation in comparison with the traditional method of mass marketing are outlined. The author reveals that the concept of segmentation has existed for over 70 years. There are two traditional methods of segmentation used worldwide: “post hoc” and “a priory”. Segmentation of residential market is conducted via “a priory” method. The author detects the method used for segmentation of residential objects and the criteria in studying the residential market. The need for segmentation of residential objects is substantiated by the fact that consumer requirements change over time, and segmentation allows determining the target audience and preferences of the potential customers.

Abstract:
The subject of this research is the conservative approach towards aesthetics of architecture in the philosophy of British thinker, aesthetician and theorist of conservatism Roger Scruton. The cultural situation of postindustrial society – consumerism and commodification of culture – requires new approaches in art history, which are capable of establishing protective trends in the social life. Scruton offers an alternative approach towards art, which represents not so much a return to the traditional values, as revival of cultural situation. Such situation implies the existence of art as a translator of traditional values that strengthen social ties. This article is the first within the Russian scientific literature to examine the aesthetics of Scruton’s architecture in the context of his conservative philosophy, which defines the scientific novelty and outlines new horizons for research in the fields of aesthetics of architecture and philosophy of modern British conservatism. The conclusion is made that Scruton's appeal to the topic of aesthetic experience expands the problematic from pure aesthetics to the unity of ethics, theory of solidarity, and axiology of traditional culture.

Abstract:
The subject of this research is a city, which has become an integral part of everyday life, but at the same time imposes demands on the environment. Multiple researchers attempt to create a favorable image of cities of the future; however, the main challenge is so that human comfort would not harm the environment. The basic need of a modern man is the pursuit of environmental friendliness, which found reflection in the works of sociologists, philosophers, and urban planners. The concepts of E. Howard remained just a utopia, but city of the future can only be "green”. The article applies the comparative analysis, situational analysis, structuring of new concepts on the basis of the Russian and foreign sources. Urban civilization will continue to be the heart of human life. The smart technologies and interaction with biosphere will become the key components of cities of the future. It implies the use of renewable energy, advancement of public electric transport, creation of cyclist-friendly environment. The South Korea’s smartest city Songdo is chosen as a probable prototype.

Abstract:
The subject of this research is the phenomenon of "virtual reality" in architectural environment. The article provides an overview of the emergence of idea of "virtual reality" in science and architecture. The trends of metaphoric definition of the term in various field of humanitarian knowledge are examined. Special attention is given to the theoretical questions of the phenomenon, history of its origin, and consideration of ontological approaches. The author determines the role and correlation of the visual illusions with virtual reality, when the significance of illusory effects comes to the forefront of manifestation of the phenomenon in architecture. Methodology of this study lies in the gradual examination of the questions related to the analysis of historical materials, emergence of the idea of virtual reality, issues of visual perception of the architectural environment and illusory architectural spaces. The main conclusion consists in peculiar understanding of the phenomenon of “virtual reality” in architecture. The author gives definition from the perspective of the theory of architecture; identifies the types of phenomena of illusory nature; as well as substantiates the significance of illusory effects in the context of formation of virtual reality of the architectural environment that can be valuable in theory and practice.

Abstract:
The subject of this research is space in the new meaning acquired in the late XX century, gradually substituting the exclusively occupying philosophy “time”. This process is far from being completed, as this research makes no pretense on the finality of conclusions, first and foremost charting the new approached to understanding, leaning on the philosophy of space, history of its creation, particular organoleptics, bodily allusions and initial differentiation, to which are referred the specificities of the sacred and the secular. Method of research is based on analysis and reconstruction of the concepts of “space”, tracing of its archaic origins and logics of its establishment, which besides the acquisition of depth, juxtaposing the previous dimensions of the “sublime” and “earth” with differentiations of the “capital” and virtual. The scientific novelty lies in revelation of genesis of the spatial categories, particularly the criticism of fairly influential representations concerning the “externalization” and “alienation” of space. Reference to the actual history demonstrate that space begins from the “alienation” of human “essence” from a separate individual-body, its subordination to the logics of the universal being. As the latter releases from metaphysical allusion, it must be considered in own completion, such mechanism that appear on one hand as spatial (combination of the appointed places: temple, palace, square, city), and on the other – space of the machines and mechanisms of modernity and compatibility of the action.

Abstract:
Architecture remains an insufficiently studied area of human activity, which transformations at times exceed the customary logics. It is assumed that intuitive cognition is capable of propelling the architecture to new heights, but also determine the new vector of human development. The importance of intuitive cognition rapidly increases on the background of the dynamically changing world. This article examines the development trends of contemporary architecture, semantics, relationship with science, limits of application, connection with the unconscious, as well as the means of evolution of the intuitive cognition. The method of this research lies in analysis of the techniques of architectural morphogenesis. Relevance of the topic is defined primarily by the insufficient attention of researchers to the problems of intuitive cognition from the perspective of architecture. Intuition in architectural composition manifests if an architect deviates from the established standards, violates the generally accepted laws, acts contrary to the public opinion, aspires to create something new. Intuitive cognition as the key morphogenic factor can be applies in development of the space-planning solutions of buildings, interior design, establishment of urban environment, beautification of territory, creation of new concept, etc.
